Yes, from both a legal and practical perspective. Legally, any work over $150 falls under the Home Improvement Act. The act applies to any contract between a ”Supplier” and an Indiana residential dwelling owner (”Consumer”), which concerns a home improvement project when the contract price exceeds $150. The act requires the written contract to contain a number of provisions in order to be legally binding. It is recommended that you have an attorney review the contract if you’re unfamiliar with legal contracts. (See the Indiana code on Home Improvement Projects IC 24-5-11-10 for more specific information.)

Practically speaking, an agreement should be signed no matter the size of the job. The agreement should properly outline the terms and work to be performed. The more descriptive the work to be performed, timing and the payment terms, the less likely a misunderstanding will occur. You should take extra time to thoroughly review the specifications (or scope of work) prior to signing the contract to make sure you are clear on the services provided.  Ask questions and request that your contractor revise the agreement with clarifications. Be sure your issues are properly represented and documented in writing.

There are generally two types of agreements, fixed price and cost plus. The fixed price agreement is a firm bid for a specified scope of work. This type of agreement diminishes the risk of unexpected cost overruns. The cost plus agreement, (or time and material agreement) while sometimes practical, often leads to disagreements due to a lack of cost controls. Be smart when entering into any contract agreement, but especially a cost plus agreement. Buyer beware - if it’s not in writing, it’s not in the deal.

Every remodeler member of the Builders Association of Greater Indianapolis (BAGI) has agreed to participate in the Builders Quality Assurance Standards as a membership requirement. These standards provide homeowners with a way to ensure the quality of the project will measure up to an industry approved set of standards.  We strongly encourage consumers to use a BAGI member as they are held to a higher standard of excellence.

Brightly painted walls can make a huge impact and it’s easy and inexpensive to change colors. The same goes for towels, rugs and other bath accessories. Recently, clients have requested bath fixtures that are sized for kids. Some fixtures (including the sink pictured below) are designed for young children, which can be safer than using a step stool. These “right-sized” fixtures also allow for greater independence.

Remember that a house is exposed each and every day to some kind of natural element - sun, rain, humidity, heat, cold, wind, settling - and the only way to retain quality and value is regular maintenance.

  • Continue mowing your lawn until the first frost. Remove all leaves when grass has stopped growing.

  • Check weather stripping around exterior doors and replace as needed.
  • Plant fall bulbs and perennials now to allow them time to take root before the spring growing season. This is also the time to divide and/or move perennials.
  • Clean and store your outdoor furniture. Tip: Enclosing furniture in tight plastic could lead to moisture damage.
  • Schedule any interior or exterior painting you need completed since fall weather conditions are ideal for this activity.
  • Drain all gasoline containers, including lawn mowers and other gasoline-powered tools.
  • Check insulation in your attic and basement. You can potentially save up to 10 percent or more on your energy bill by reducing air leaks in your home
  • Check exterior lighting - test all bulbs and consider using timers to turn lights on at dusk.

Activity or Project rooms - an oversized utility room that serves as an area for more than just the washer and dryer. Family management center (aka Mom’s office) - a built-in desk area separate from the study with space for a computer to pay bills, check email and sort through daily mail. If space permits, multiple computer stations can be designed and the space becomes a designated kid’s area for homework. This space is typically located near the kitchen.

Main-floor living - a return to having the majority of your home located on the first floor is making a comeback. More and more clients are creating floor plans with a main floor master suite.

Formal living space removed - Now considered a waste of space with today’s active families, this trend is continuing and formal living rooms are rarely found in new custom home design. Many clients are also opting to leave out the formal dining room as well. With spacious kitchens, breakfast bars, generous-sized islands and kitchen nooks the need for a formal dining space is diminishing.

Wine rooms – Those who enjoy tasting great wines are becoming sophisticated collectors as well. Wine rooms and cellars can be easily created during new home construction. There are many types of wine cellars for the custom home, but some of the most attractive and elaborate cellars have glass doors or windows that give you a glimpse of the collection inside.

Outdoor living spaces - are a growing national trend. This can include an oversized patio with fireplace, outdoor kitchen, grill and television. Sinks, refrigerators, wet bars and even dishwashers are available for outdoor installation. This is a great way to extend the square footage of living space and outfit your backyard for the ultimate in outdoor entertaining.

Garage space - In the past couple of years, there’s been an increase in requests for doggy showers (or shoe/boot wash area) to be placed in the garage. This convenient customized feature allows homeowners to quickly clean muddy paws, boots and shoes prior to entry.

Batman has the “Bat Cave” and for some men the garage area has become the Man Cave. Homes that have dedicated space for a specific person in a household are extremely appealing. Upscale garages are now becoming an amenity of choice. These customized workshop spaces include flat screen televisions, storage, refrigerators, lounge chairs and for someeven a urinal.
